I have been trying to catch up on recently written articles and came across one today that I feel is more important than ever to understand in today’s market. In today’s market, buyer’s have a lot of options to choose from during their home search. The little things can really make a difference on making a seller’s home more desirable to a buyer.

The article I was reading really points out several things that as a seller you should take into account. When I am out with a buyer showing homes it is very important that we get into a home during the time that is most convenient for us. If we are not able to get in it is possible we will never view your home because we will have found another home that my client is happy purchasing. As a seller, you often can not afford to miss an opportunity on a buyer.

Also, I can not stress the importance of having your home for sale. I have been in some currently lived in homes that were in immaculate condition and really peaked my buyers interests. However, I have also been in some homes that were quite messy even though we had given fair warning of our visit…these visits generally are much shorter as you feel you want to leave as soon as you arrive. Always be prepared for a showing of your home!

Finally, I cannot stress more the part in the article that deals with staying out of sight of potential buyers. As a seller, it is not your job to market and advertise your property. Many sellers are not trained and have no experience to sell anything…especially not a house. Your presence may make the buyer on edge an uncomfortable…and you want a buyer feeling comfortable in your house. Also, by discussing special deals you may show the buyer how desperate you are to sell…highly increasing the likelihood of a low-ball offer. The buyer is already in your home because it appears that it may be of good value to them…not let the home itself do the selling.
