This seems to be the thing that I am hearing constantly from sellers out there today. While the market is a difficult one to be a seller in…it isn’t an impossible one. Many factors and tactics that you and your agent can do will increase the chances that your home will actually sell in today’s market. However, you must have realistic expectations.

1) Your home will likely not sell in the first week or two on the market…it may take some time to get the right buyer in the door.
2) You cannot over price your home in today’s market…there are too many good deals out there for potential buyer to waste time viewing your home.
3) Many people preach price, price, price….but don’t overlook pictures, pictures, pictures. With 85% of home buyers starting their search on the internet…your home needs to have pictures that stick out and drive them into your home. The days of crappy pictures being uploaded to the internet need to be over…people need to see something visually stimulating.

This has been on my mind a lot recently as sellers are really concerned about their homes and realizing that selling them is not going to be easy. It was triggered today as I was reading through Trulia forums and came across a questions about someone concerned that they weren’t getting enough showings on their home in the Kent area.

Another article I was reading made some good points which I have alluded to in other postings before about people sellers always being the last to know the value of their home. Dian even went far enough in this article to basically tell a seller that if you can’t have realistic expectations about selling your home then simply don’t waste anyone’s time ad take it of the market. This is not a good time to try to sell a home unless you are truly serious about it.

Anyways, I was thankful for the relatively dry and beautiful holiday weekend…we’ll see if this really kick starts the summer selling season here. I do hope that buyers get out and take advantage of the low rates on mortgags as they may not last much longer!
