6 Reasons Your Home Isn’t Selling

It’s a tough market to be a seller in…let’s face it. There are many obstacles to overcome. Everyone knows that price is generally one of the main factors in why a listing sits on the market for weeks…sometimes months on end without getting an offer. However, price is not the only issue. Sometimes it is the solution to other issues that may be wrong with your home though.

A couple days ago I came across one of the best written articles that I have ever seen giving advice to sellers on why their home may not be selling. Real Estate Marketing in a Difficult Market…

With inventory at extreme highs being a seller in today’s market is more difficult than in many recent years. Some places still are seeing multiple offers while some continue to sit…without even being shown. Sometimes it obvious as to why a home is not selling…other times it is not so clear cute. However, the key to the successful homes always seems to center around two things: 1) correct and aggressive pricing and 2) unique and strong marketing techniques.

As the internet really begins to change the way that real estate works around the country it is interesting to see what Realtors are doing to embrace new technologies in marketing their homes. I recently saw one of the best examples of video marketing that I have seen to this point. I plan on utilizing many of the techniques that this Realtor from New York uses in his video marketing on an upcoming listing. It will be interesting to see what kind of response it gets. …more

“Help, my home won’t sell!”

This seems to be the thing that I am hearing constantly from sellers out there today. While the market is a difficult one to be a seller in…it isn’t an impossible one. Many factors and tactics that you and your agent can do will increase the chances that your home will actually sell in today’s market. However, you must have realistic expectations.

1) Your home will likely not sell in the first week or two on the market…it may take some time to get the right buyer in the door.
2) You cannot over price your home in today’s market…there are too many good deals out there for potential buyer to waste time viewing your home.
3) Many people preach price, price, price….but don’t overlook pictures, pictures, pictures. With 85% of home buyers starting their search on the internet…your home needs to have pictures that stick out and drive them into your home. The days of crappy pictures being uploaded to the internet need to be over…people need to see something visually stimulating. …more

Should You Rent or Sell Your Home?

With the current market being how it is…I often tell potential sellers to rent their home out if they simply cannot stay in it. This is a much better option than trying to sell your home right now in this market. It WILL recover and become much easier to sell a home in at that point. I know that many people are considering selling because a) they are afraid of the market’s continued downturn or b) something changed in their lives that basically force them. However, my advice is to make these last options until the market makes more of a recovery.

With that said though…if you are considering renting out your home…it isn’t as easy and does come with some of its own risks and dangers. Real Estate Timelines…

Today’s market is much different than it was a year ago…contracts must be entered into with extreme care and caution. Now that buyers have room to truly negotiate with a seller on the purchase of a home, contracts must be read over with a fine toothed comb. I was reading today about how the timelines in a contract should really be looked at closely. I believe this is very important because as negotiations occur the timelines can actually extend further than originally planned. …more
