“Hottest Homes” Tour Wraps Up — Next one scheduled!

October 27th, 2008 by Samuel Hilbert

Last weekend was our first ever Woodinville “Hottest Homes” Tour hosted by our real estate team. We had a few different groups of buyers out with us to see some of the best values in Woodinville. Feedback has been great and one of the homes has since been in negotiations for a sale! We definitely found some great gems hiding in the Woodinville area.

With the short time to advertise last event, we are excited to announce our next event giving even more potential buyers an opportunity of our next tour. Our next tour will be very similar to the last one. It is set to begin at 10 AM on November 8. All RSVP’s must happen by November 7. Space will be limited again and we are expecting an even greater response on this trip.

We will be spending abot 90 minutes out touring some of the best pre-foreclosures, short sales, bank owned, and generally best deals around the Woodinville area. We will also have information on some great loan programs you can use to purchase fixers as well as other creative financing options.

RSVP today by calling 425-939-0890 or emailing samuel@agentsamuel.com.

We look forward to seeing you November 8!

Look who made the Top 10 Waterfront Markets…

September 11th, 2008 by Samuel Hilbert

Been out with a buyer all day so not much time to update before another meeting this evening but did think that I would point out this little bit of research I found:

Top 10 Waterfront Markets

Interesting to see Bellevue in this list…though way behind some of the top cities. I guess Bill Gates and his neighbors have really increased the value of that area. I also found this somewhat interesting that every city was west except Boston…how did that one get thrown in there?!?!

Anyways, just thought I would pass that along. Keep enjoying this great weather, who would have thought September would be this amazing.

Changes…the story of where I’ve been…

September 9th, 2008 by Samuel Hilbert

Ok, Ok…I have to apologize to all my faithful readers. Those of you who see or speak to me often already know all the changes that have taken place over the past month and a half. Real Estate is a highly changing market and I had to make sure to make changes and position myself with it. Well, over the next few minutes I will try to give a brief synopsis of the changes that I have made to add value to my clients and my own personal business.

Being on my own for the first 14 months of my real estate career was quite a challenge yet accomplishment. I was continuing to move forward and my business was sitting at a breaking even position, not bad for a new agent in a slow market. However, I wanted to position myself to get even farther ahead and offer more value to my clients. I began lightly exploring new opportunities. …more

How to Increase Your Credit Score

July 21st, 2008 by Samuel Hilbert

Well, my personal life is finally starting to get caught up with and now I’m noticing my streaky real estate business picking up again. One thing I have always noticed that is a problem in my business model is that I am very streaky. I will go 2 or 3 weeks with a small amount of business and then all the sudden have a month where I am too busy to see straight. I would like to achieve more consistency so that neither of these things happen.

I was talking with a buyer of mine today about the mortgage he is working to attain. He was discussing how it makes him nervous that he has five different people calling him from all sides of his loan asking for information. Unfortunately, this is fallout from the mortgage crisis…buyers must provide much more documentation. With raised credit requirements and stricter lending standards…it is more work from all parties to help you as a buyer get a loan. …more

What happened to being a tourist?

July 17th, 2008 by Samuel Hilbert

If this is the first time you have read my blog this post may not make as much sense to you…but to my regular readers I must apologize. Two weeks ago I mentioned that I had family coming into town and rather than neglect my blog I would write about our experiences as a tourist. Well, two weeks later and I’m just now catching up and taking the time to sit down and blog. So, needless to say I am not going to take the time to go into detail about all of our experiences.

I really thought that I would be able to take the time to sit down and go through my experiences. While I had time occasionally to relax by myself…I frankly did not want to spend it blogging. I did make several observations in the past two weeks that are worth sharing with you…my faithful readers. I apologize again for first time readers as this is probably not going to be my favorite post…so go ahead, skip around my blog and read some of my past informational posts. …more

A Local Realtor Becomes a Tourist…

July 1st, 2008 by Samuel Hilbert

I’ve been a little nervous thinking about how I’m going to handle the next couple of weeks. See, we have family coming in town from Guam originally from Thailand who have never been to the continental United States. The next two weeks will be chaotic with 8 people and a dog living in our 1000 sq. ft. condo. Lots of travelling, lots of food, and lots of sites to see.

At the same time, I am trying to build my business during the hot summertime Real Estate market. I have a client who we are trying to work a very creative financing deal that must be signed around in the next few days to make it work. While some of the family is out prepping at the Asian market and grabbing lunch I decided to stay home to work and get ahead. Well, now I have a couple of minutes and decided that instead of ignoring my blog readers for two weeks I would have some fun keeping you informed of what I like to do as a tourist when family comes into town. …more

6 Reasons Your Home Isn’t Selling

June 26th, 2008 by Samuel Hilbert

It’s a tough market to be a seller in…let’s face it. There are many obstacles to overcome. Everyone knows that price is generally one of the main factors in why a listing sits on the market for weeks…sometimes months on end without getting an offer. However, price is not the only issue. Sometimes it is the solution to other issues that may be wrong with your home though.

A couple days ago I came across one of the best written articles that I have ever seen giving advice to sellers on why their home may not be selling. It does a great job of walking through the main problems. I couldn’t wait to have a couple of minutes to spare where I could sit down and share this article with you while adding my own comments. Read the actual article here. …more
